I am looking to thoroughly ramp up production on my loan modification business. I want to have a website created that will be able to provide me with my own loan modification leads. I am looking to generate anywhere from 20-50 QUALITY leads per day for starters.

I am looking for someone who has successful experience promoting and driving a decent amount of traffic to a website that is something similiar in nature to what I have described above. I am looking for some who is easy to work with, who I can bounce ideas off of, and someone who will do the same back to me to make this as smooth as possible. I know this is only a one time thing, but why not make it as fun and productive as possible so that we can both get what we want with no hiccups? I am not a stuck up jackass who people would dread working with, and I should hope to find someone with similiar traits throughout the design process.

I am not by any means tech savvy, nor do I have any idea of what exactly this all will entail. I am prepared to pay the set up fees for the website, and also for the marketing that will take place to generate the necessary traffic to the website (I am aware this will be a recurring charge for as long as I choose to promote).

I need a text manipulation program with a few key features which ive listed below.

1. it needs text field area where i can input either blocks of text or lists of text.
2. It needs to count/display the characters in the field.
3. It needs to count/display the number of commas in the field.

When lists are inputted i would also like to be able to add the following functions.

4. Place square ([]) brackets around the beginning AND end of each line of text.
5. Place Quotations around beginning AND end of each line of text.
6. Place a Minus Symbol (-) at the beginning of each line of text.
7. Ad an “s” to the end of each line of text.

These are the key functions of the program for what i need, there are others i could use but i want to get an idea if it can be done and how much it will end up costing.
